A fixture is a moveable personal property like bolts, mails, screw etc., which has been converted to a real property. In simple word, we can say that all the personal property which gets permanently attached to the structure is fixtures are included in the home sales.

For example, suppose a house has beautiful curtains hang by hook on a rod that is screwed into the wall. Over here curtain can be easily removed without damage, but removing screw and rod may damage the house. Hence, screw and rod are the fixtures.

The buyer must itemize the personal properties in the sales contract to have it included in the home sales price. Similarly if the seller wants to exclude any personal property attached to the structure, then those items must be listed in the written contract. Otherwise, they are automatically added in the home sales.
