What should I expect to pay to refinance a mortgage with the mortgage company I already have? Will the existing company negotiate and reduce some fees for an existing customer?

Welcome to MortgageFit forum.

There are in general three kinds of fees that you have to pay while you refinance your existing mortgage. The fees include:
  • Fees charged by the broker or lender for their services like document preparation, loan application, loan processing fee.

  • Fees paid to lenders for the services provided by third parties for the appraisal of your property and preparation of the credit report.

  • Fees paid to government towards the payment of taxes and recording fees.
Your current lender may waive some of the fees for refinancing. The lender may not require a new property appraisal and title search. They may also not ask for a credit report fee since they are already aware of your payment history. Lenders waive some of the fees because they realize that it is better to keep a good customer rather than find a new one.

I am in the process of refinancing with my current lender. My good faith settlement costs has raised some questions. what is the percent used (
florida) to determine what the title insurance should be? What is a survey plat/imprvmnt cert? and what is the standard cost? do i really need this when I am living in the house for 10 years now? What is the percentage for the endorsement Florida Form 9? I understand that it is 10% of the title insurance. Please educate me on some of these topics.

Hi Deborah,

I only know of the title insurance percentage.

Normally, lender's title insurance is in the range of 0.2-0.5% and the owner's title insurance is about 0.3-0.6%

Hi,

In continuation with what Colin said about the title insurance,

A Survey Plat Imprvmnt Cert has two parts: Land Survey Plat and Improvement Survey Plat.

In land survey plat, a research is done by a land surveyor of the property for relevant title information and also review of the deed information of the nearby properties.

And improvement survey plat is done to document the improvements that have taken place on the subject property.
