My divorce did include the above deed and in the decree, I get any and all of the money from the sell of the house. Now I am trying to sell and they are telling me without a quick deed, I cannot sell it. He is on a boat from what I know. He boat it 4 years ago and took off.

I'm sorry, maybe I'm not understanding. Was there actually a quit claim deed signed, notarized & filed or was there only a decision by the court & the act never carried through?

The title company will require your ex to sign a quit claim to release his interest in the property so they can give clear title to the new buyer.
