Thank you all for your comments.
I always pay my bills ontime if not early, last July I bought a new car.
I have a couple of revolving accounts with a couple hundred dollars on them, no credit cards. Three years ago I had a foreclosure on a mobile home in a park, I lived there 9 years and never missed a payment but the lot rent kept going up, when the house payment and lot rent reached over $800 I had to give up, They sold the mobile home for $13,000 and wanted
$48,000 from me, I chose not to be tied to that debt for the rest of my life.
I am nearly 61 now and single. I work as a nurse and make a decent income. When I filed my bankruptcy I was not behind in anything.
Shouldn't a loan officer be a little more aggressive? He won't call me back and when I do call him he simply says "It's out of my hands".
I just want to retire in this home, I found the home, paid the seller $500,
and I just want an FHA loan, my lease is up the end of April and I have to let my landlord know what I am going to do. My loan officer says they promised again by next tuesday they would know. Boy wish I had a dime for every promise. Thanks again.

When did you filed bankruptcy because you have to be in it for 2 years or more to be considered by any lender.

My bankruptcy will be 2 years old in June, we are trying to get this FHA done with extenuating circumstances as my lease is up soon and I have no place to go. I think they(the seller and the loan officer) are trying to stall me until they can proceed with the paperwork. No approval or denial should take 6 weeks.

God Caresid I hope this all works out for you soon before your lease is up, I am glad to see that you came here with the issue, I am sure that you will find the advice that you need here, we have a lot of knowledgeable people here who really give some good advice.

i responded earlier on a different posting. you need to run and not walk to another lender, as i and others have expressed previously.

the reason your loan officer cannot give you any information is because it is, literally, out of his hands. he cannot help you in the least, and he is obviously getting bad vibes from his underwriter and lacks the stuff to tell you; hence the avoidance.

find a new lender....let me say it again...find a new lender.

Hi again Caresid,

I understand the plight you are in and hope you get your home back. You can consider letting someone (like a family member) purchase the home for you until you can purchase it. I understand your love for that home, but since you have time and credit against you right now (due to foreclosure) then get a family member with great credit to purchase the home for you.

You can also consider asking the seller to extend the lease to purchase an additional one or two months.

In the mean while, continue to keep your credit clean for a consecutive 12 months. Then you will be able to get a loan.

That is an awesome idea Jeanette, caresid do you think that your landlord will go for that, you could always give it a shot.

Do you have a family member that would purchase for you and let you buy it from them later when you get your credit straightened out?
