Seeking a $ 0 down and no closing cost program for first time home buyers in northern california...I am inquiring of loan programs in northern california with $ 0 down and no closing costs. Is the Rural Development USDA the only loan that will accomplish this.

Most of the mortgage companies ask for closing costs. You will find mortgage companies offering loans at a low down-payment or zero down-payments but they will definitely ask for closing costs. There are some mortgage companies which offer loans at a low closing costs.
