I have owend a house in Florida for 6 years with Friends
the relationship has unfortunatly broken down we are in negative equity but still managing to rent and maintain the property is there any way I could file a Quit claim deed I understand I will be liable for Mortgage payments

Welcome elan,

You can file a quit claim deed in order to transfer the property to your friend. This will make your friend the sole owner of the property. However, you will be liable for the mortgage payments.
