I purchased a condo in FL about three years ago with a partner as an investment. Both names are on the deed but the mortgage is only in my name due to the partners credit history. The partner lives there and the homestead is in his name. How do I remove his name from the deed and can the homestead be transferred to my name? I have no other properties with homestead exemption.

Hi oakie!

Welcome to forums!

You will have to ask your partner to sign a quitclaim deed in your name. Once he does so, his name will be removed from the property deed and you would be the sole owner of the property. I don't think homestead rights can be transferred. You'll have to reapply for the homestead rights once your partner transfers the property to you.
