Hello:
I would like to know what will be the correct Quitclaim Deed form to fill out to take my name off my house title. My husband and I are on the house title and the mortgage is under his name only. We are a little behind on payments and even though I'm not in the mortgage, I don't want to become affected in case of a foreclosure, etc. and not be able to buy a house on my name in the future.
Also, do you recommend to go to an Attorney to fill out a Quitcliam deed, or we can just buy or dowload the form and take it to a Public Notary. We are from Florida.

As your name is not on the mortgage doc, you won't be liable to pay off the dues in any way. Your credit will not get effected in case of a foreclosure and the lender will not be able to sue you. However, if you want to remove your name from the property, you'll have to sign a quitclaim deed in your husband's favor. It would be better for you to take the help of an attorney to fill out the deed.
