Hi Guest!

Welcome to forums!

Your mother will have to sign a quit claim deed in your favor. She can contact a real estate attorney and he would help her in drafting the quit claim deed. Once the property is transferred in your name, you'll have to record the deed at the county recorder's office. Then you can contact your lender and apply for a refinance in order to pull out cash.

Feel free to ask if you've further queries.
