Mom Ill - what about house?

My mom is 62 and has lung cancer. We live in Florida. I want to try to avoid going to probate after she passes. The only things she has in her name are two cars and the house. She also has an annuity of which I am the beneficiary. The house has a mortgage, and is solely in her name. How can I make sure I get the house and cars without immense expenses after she passes? Also, (this isn't a mortgage question, but I figure I might as well throw it out there) is there a way to be sure that her medical bills and credit card bills do not transfer to me upon her death?

Hi,

Ask your mom to sign a quit claim deed now to transfer house to you, if she does not agree with that, after her death if there are no more heirs & you are sole heir for her property, then you may go to country record office & file affidavit of heir ship to get property on your name. About her both card, after she passed you will get this cars & about the mortgage on house then you have to contact to lender & ask him for refinance mortgage to your name.
