Hi,
I'm trying the exact answer for my case. My house will go under foreclosure in a few months. When we bought the house, my loan is under my name only. However, my husband is on the title. Now, if we let the house go foreclosure, can my husband buy a house? Will this foreclosure affect his credit score? Will the lender go after him? Thanks a lot.

Your husband will be able to buy a property on his own though your property goes through a foreclosure. The foreclosure will not affect his credit score as his name is not on the mortgage docs. The lender will not be able to sue your husband for the deficient amount resulting from the sale. Your husband will be able to qualify for a new loan depending upon his credit score and income.
