What does it mean when an assignment is filed for foreclosure?

Hi,

Some state laws require the lender to file assignment papers when foreclosing on a property to prove that they actually hold the mortgage note. If they can file the assignment papers and prove their rights to foreclose the property, the judge continues with the foreclosure proceedings. Otherwise, the judge can dismiss the foreclosure action filed by the lender.
