Is there a checklist somewhere on what to do and when? What do i do with the keys? the garage door opener? the utilities? the bank is not local; some faceless greedy corporation who would rather lose money in an auction; than approve a short sale and lose $10k.

Hi,

You do not have to vacate the property until the lender forecloses the house. The foreclosure process takes some time and if it is a judicial foreclosure, you may be entitled to a redemption period, within which you can live in the property. You will be served a notice before you are asked to vacate the house.
