I do not have any liens, second, and everything is current until today Feb 1st, 2011. The house has gone down 60% it's value and it's an empty rental house. The house has been empty for 3 months. The property is in California.

Unless he agrees to it, you won't be able to sell off the property in a deed in lieu of foreclosure auction. _________________ Procrastination is the enemy of your financial success
