Countrywide Home loans foreclosed on our old home. The Trustee Sale has been held four times and the property has not yet been sold after 12 months. The Trustee, Recontrust ( a division of Countrywide ) did not prepare any Trustee Deed for the Title company to transfer the property back to the lender,as should have been done. I live in CA. The original foreclosure date set by Countrywide was Oct 8,2008 - now, the property is in severe disrepair due to vandalism and City Code Enforcement is coming after me with an Order to fix the property or face fines up to 100k. I have already been served with citations of over 4k since July.Any ideas ? The property is not mine. We have not stepped foot on it since Sept 30, 2008 and we moved out.And to top it off, my credit report states "Foreclosure" as on Nov. 2008.

Hi cebu,

It is strange that the title to the property is still in your name. That's probably because the house has still not been sold to a new owner. You should talk with the bank and try to sign over the property title to them. This will transfer the property to the lender. The lender can then make the necessary repair and sell it off as a REO property. You can also talk with the City Code Enforcement with the necessary proofs that your house has been foreclosed and you are no longer responsible for its maintenance and upkeep.
