not on loan but on title

i live in california. I am on title but not on the loan . Will i be subject to penalties if the house goes into foreclosure..can i quick claim off.

Since you are not on the loan, you won't be subjected to penalty if the home goes into foreclosure. And yes, you can quitclaim off any interest that you may have in the property.

you can quit cliam off it, but you can keep it all the time. you have not nay loan from the property.
