can I foreclose on a sibling for not paying their share of expenses on joint owned property?

This sibling has not paid their share of taxes or other expenses related to the property in 10 years. I want to know if I can foreclose on this sibling for not paying. I have contacted them and told them if they didn't want to pay that they could sign a quit claim deed but have not gotten a response.

Lienholders can certainly do so, though. But don't try to persuade them to do so, because a foreclosure action is against all owners, and that includes you, of course. You'll have to work out some sort of situation on that between the two of you, I imagine. Contact a lawyer if you want to do something serious here. Keep in mind that each of you is 100% obligated to pay, so a lack of payment by one does not mean you aren't responsible. _________________ George M.
