Like 0 Dislike 0 she has a trailer contract for deed and they sent her a letter saying that she is a month behind and that they're going to forclose on her in 5 days.

Generally lenders foreclose the property after the borrowers are 3 months behind on their payments. As your mother is only a month behind on her payments, I would suggest her to contact the lender and check out if they can modify the loan. This will help her in saving her property.
