In Georgia, does both parties have to sign the quick claim forms if one is wanting off the property?

Welcome angel,

In most states, grantees are not required to sign the quit claim deed. I would suggest you to contact your real estate attorney and check out if the grantee is required to sign the deed in Georgia.

yes, contact an attorney, but i cannot fathom a need for a grantee to ever sign a deed that conveys property to him/her.
