We live in the state of Georgia and my grandma has deeded family property to her children. The deed states that in the event of her childrens death that the property will then go to that child's children. In other words, the spouse does not inherit the house/property and it cannot be sold outside of the family. If the deceased child's children doesn't want the property then they can only sell back to another member of our family. With the deed worded like this, can the deceased child's children do a quit claim deed and give or transfer the property to the spouse of the deceased?

Once the property was transferred to the children, they will become the owner of the property. Then, it will be their discretion whether or not they would transfer the property to someone else.

If a property deed says that the property cannot be given to a spouse only to the children of the deceased, can a quit claim deed be done to give property to the living spouse?
