Welcome cplunkett,

Your mother can sign a quitclaim deed to transfer the property to you. She can contact an attorney to get the quitclaim deed form drafted by him or she can even use the sample quitclaim deed forms available online to transfer the property to you. Once she fills out the deed, it needs to be notarized and recorded at the county recorder's office.
