our loan was a freddie mac loan and i was approved for a loan modification after ex-wife filed chapter 7 and i got the home in the divorce . However she refused to sign the quitclaim deed and wells fargo and freddie mac said with out the quit claim deed i couldn't modify the loan in georgia

Welcome to forums!

You should have contacted your ex and both of you should have jointly signed the documents related to loan modification. This would have helped you in modifying your loan. Thus, you could have saved your property from foreclosure.
