quitclaim & life interest

My sister and I were granted property owned and resided by our parents with them retaining a life interest. This is in Georgia. My sister is willing to quitclaim her interest to me. Is a simple quitclaim from her to me all that is needed? Our parents are aware of this and are in agreement - do they have to sign the Q/C deed? Thanks, in advance.

Hi Jonus,

Yes, your sister will have to sign a quitclaim deed to transfer the property in your name. As far as I know, your parents will also have to sign the new quitclaim deed in order to retain the life estate. It would be better if you could contact a real estate attorney and take his opinion in this regard.
