If i add my mom to my deed does she become legally liable for mortgage debt?

Hi joyce,

Adding your mother's name to the property deed will not make her responsible for the mortgage. It will only make her an owner of the property. However, if you refinance the loan and include your mother's name in the loan docs, then she would become liable for the mortgage dues. You can get sample quitclaim deed forms from the given page:

Hi lulu,

If you want to transfer your share of the property to your niece, then you won't need the signatures of the co-owner.

When my first husband bought this house, we all moved in and they automatically put my second husband and myself on the deed. We need to take my current husband off the deed, because we are getting a divorced and we only want the deed to Show my first husband whom the mortgage is under his name and so he is the primary deed holder. Me and my soon to be ex are on the deed, and we need to get him off. He has already said that he wants his name off the deed with no attachments, and since he no longer lives in the state of florida and we don't have much contact

Hi Debra,

If the second husband's name is on the property deed and if he wants to remove his name from it, then he will have to sign a quitclaim deed in your favor. Then you will have to record the deed at the county recorder's office where the property is located.

You can either buy the deed from an office supply store or you can down load it from the given page:

However, it is better to contact an attorney and ask him to go through the deed. He will let you know whether or not the deed is correct.

However, this form is not free and you will have to download it from the internet.

I TOOK MY SELF-PREPARED QUITCLAIM DEED TO THE COUNTY CLERK OFFICE IN JERSEY CITY, NJ AND I WAS TOLD THAT I NEEDED AN AFFIDAVIT OF CONSIDERATION AND A GT3 FORM. IS THIS TRUE?
