I own a property with my sibling in GA. My sibling wants to refinance and I want to be removed from the mortgage and the deed. My sibling wants to do a streamlined refinance. The company doing the streamlined refinance wants me to file a Quit Claim Deed which would be processed at the time of the refinance. Does this sound correct? Why can't I just sign a power of attorney for my sibling to sign for me at the time of the refinance where everything would then be in my sibling's name?
Normally people prefer signing a quitclaim claim deed in order to remove one's name from the property deed. Once this quitclaim deed is recorded, the other person can refinance the property in his/her name. If you want to sign a power of attorney to your sibling, then you can speak to the lender about this.
