Can I have a Warranty Deed, written using the term "Joint Tenants with Right of Survivorship" and have this filed after my death by the Joint Tenant?
It would be Notarized.

Welcome to forums!

It is better to file the deed before your death. The deed will mention both you and the joint tenant as the owner of the property. Upon your death, the joint tenant will become the sole owner of the property.
