I'm desperate. My husband and I are in luv with a bank owned house. It has a "liability" (hole in the kitchen floor...easy for US to fix) The bank will NOT fix it. It is a "as-is" property. WHO/WHAT lender do you know of will give us a loan on this place with a "liability"? We are preapproved for $250k, the listing price is $195, we offered $210k. I'm out of wits-end trying to get a loan and not having any luck. HELP! =[

I really don't know how much you can help me, but my husband I applied for a mortgage in march of this year, and was turned down because we had some minor things we needed to work on my husband middle score was 588 mines 517 but alot has happened since the denial---we got two things deleted from the credit report had 3 items paid in full, and a couple others bought under their balances. there are only 4 things reporting on my husband's credit which is a paid collection a closed account which has been paid and two credit cards that are under their balances. I just want to know who will be able to help us, because we want to purchase in the next couple of months. please help

Thank you so much for the info. I will/have kept all records. I have spoke to the lender and they said they will remove all late fees and set me up on a schedule. We are already on a FHA loan, will this hurt now if we were to try again later. We have appt. with a realtor to go and put the house on the market, she is a go getter, is there any questions or concerns with a realtor knowing you are in bit of a crunch in your life. My husband has already had an interview and it looks very positive, but we will have to move. One more thing do you think, this will help, knowing my husband lost his job on a Friday and he is already had an interview the very next week, would that not look positive for another lender, that we have proven to be very proactive?Thank you, sorry so many questions, this is such new territory for us.

I need information regarding financing a home. My husband had a home in his name that I refused to go along with due to the mortgage broker changing rates and information repeatedly. He told me not to worry with the details and I was not comfortable with that. I say this to explain that he convinced my husband to finance in his name only and that was the beginning of the end. I later realized that this broker included my income while taking my name off the loan and therefore when I was hurt and off work for six months the mortgage insurance did not cover me. This home loan needed both of our incomes and it was truly a struggle. The loan was caught up and then the servicer started charging HOI which was not needed as our policy never lapsed and they added flood insurance that I was able to validate was unneeded. As I stated he lost the house last year and since I never appeared on the loan is it possible for me to obtain a mortgage now? We make very good income and currently pay $1450 monthly rent.

Hi thanks for the Rural Loan info. . I have someone who is going to put in an app for me with them but since my bankruptcy is only 18 months out I rather doubt it, FHA wont even go for the 18 months out. I am about out of options now except for Alternative lending. Thanks for the information.

Hi George, I wanted to thank you for saving me the time to post to the thread regarding the person wondering whether he should pay the $75 in collections. $75, $750, $7500, etc., I just can't understand how easily people can walk away from debt owed. I've only come across one person in the past ten years that actually filed a chapter 7 BK and then went and payed everyone back when he got on his feet. I busted my tail to find him the best rate/fees. On another note, I believe I replied to a thread a couple of days ago regarding a woman that was wondering why a lender wouldn't modify her loan and she felt it important to note her budget put her upside down $300/month. My suggestion was to maybe get a second job (amongst other suggestions). For some reason I can't find the thread. Is it possible the thread or my post was deleted?Please keep up the great posts, they're appreciated. I wish I had more time to share thoughts on online forums.Jason Shapiro
