Does anyone do these in Hawaii? I have a borrower with 688 FICO that owns several properties free and clear, has inheritance savings they live off of with limited employment income, and needs to refi two properties under 70%LTV to pay off a blanket loan from a private lender.

FICO score of your borrower seems good. I think you can contact lenders in this community directly and hope someone will help you out.

NINA and No Ratio are a thing of the past. I not aware of any lenders offer these program in todays market. If the money is managed by an institution, you might be able to get documenation from them on how the funds are disbursed, but it will be an uphill battle.
