My mother died and my brother inherited her condo in Hawaii. Since he was disabled it was in a special needs trust with guardianship by my cousin. Now my brother dies and his 3 siblings are the beneficiaries, me being the only sister and successor trustee to our Mother's estate.
How do I go about transfering title/ownership out of the special needs trust and into the names of the 3 beneficiaries?

I would suggest you to contact a real estate attorney and he will help you in transferring the property from the special needs trust to your individual names.
