I was wondering how that went with the mortgage accelerator topic and how your doing with that.
  

EVEN IF I AM NOT ON THE MORTGAGE I WOULD BE RESPONSIBLE FOR THE MORTGAGE PAYMENTS? CAN THEY HOLD ME RESPONSIBLE FOR PAYMENT AND RECK MY CREDIT RATING?

Hi,If you use him as the cosigner, he will be responsible for the loan payments only when you default. It does not mean that he will have an interest in the property. Until and unless you quit claim a part of your property, he will not be a co-owner. It's ok if he hasn't put down anything. If you are comfortable with this fact, then only it makes sense to make him the cosigner. And, if you wish to have the property in your name, only you should sign on the property deed. To clarify my question, I put down over 20,000 dollars on this house and he did not put down anything. If I do have to close on this loan, how would I be able to keep the house to myself and not share it with him, possibly use him as a co-signer?
