My girlfriend and I are splitting up. I had originally bought the house but two years ago when we refinanced I added her name to the mortgage. All she is looking for is to walk away and have nothing to do with it anymore. I called the mortgage company and they said i could assume the mortgage, Will this allow me to sell the house at some point without involving her. I would like to make this easy on both of us.

Yes, if you assume the mortgage you will be able to sell the house without her involvement, provided she is not on the title deed as well.

The deed and the mortgage are two separate things, as you originally bought the place I gather yours is the name on the deed? If her's is on there as well you'll need to get it off.

i think (not 100%) a quit claim can do this for you if you need to

truly, you can take sole possession of the property if she quit claims her interest to you. and yes, selling can be accomplished once you are the sole owner.

it's kind of comforting to read a post in which you and your ex-girlfriend are parting amicably and able to settle the ownership issue.
