Ones that don't give you anything in writing. One's that don't return your calls with in a timely manner.

Hi

I agree with Elnora. If you're going for a mortgage, you should have everything in writing. If the lender is reluctant to put everything in writing and only offers you verbal promises and assurances, you should suspect there's something fishy about them and those are the lenders you should avoid.
