I did the bankrate.com online calculator for the same amount I mentioned to you $316k mortgage loan, with a 30yrs term, 5.5% interest rate and I've got a different result of the one you said ($1914+$140PMI). I'm sending you the numbers of what I've got there, $1794.21. Any idea why?

axelnby,

I would take the advice of gmakerly. He has been on the forum for a long time and is very knowledgeable. If he says this Martin guy is not living up to the code of ethics then I do not doubt it one bit. You need to work with someone that is ethical. This is especially true when purchasing a home, you don't want to be told that "the rate went up" right before closing. Or another famous line " I didn't lock your loan". If you do proceed with him, make sure you get your rate lock in writing to protect yourself. Not that you can do much with that other than submit a complaint to his governing agency.
