is it possible to be listed on a deed to a home and not on the loan itslef? If so, would ALL names (person on the loan as well) need to be included on the deed? Meaning, would the persons name on the mortgage need to appear on the deed as well?

Hi Coco,

It is possible to be on the property deed without being on the mortgage. A person who is on the deed may not want to be liable for the loan obligation. This does not mean he will have to give up his ownership in the property. However, if the person wants to take a loan, it is most likely that the lender would want him to be on the deed as well. If he is not on the deed and does not have an interest in the property, how is he going to secure a loan against that property? Those who are on the loan need to be on the deed in most of the occasions. But those who are on the deed do not necessarily have to be on the loan.
