All of the lenders and through home builders, such as lennars and the like, I spoke with shy away as soon as I mention this issue.

Most lenders are not going to be able to apply for down payment assistance on a buyers behalf. The buyer is supposed to first qualify for the down payment assistance before going to the lender. This is probably why they are "shying away" from the question.

Hi twex,

It is virtually impossible to get down payment assistance from your lender on your behalf. After the sub-prime mortgage crisis, seller or lender funded down payment assistance programs have become extinct. Thus, it is very unlikely that any lender would want to assist you with down payment to make the purchase. You will have to come up with the required down payment from your own funds or from any of your friends or relatives as gift.
