Hi, With a score of 618 im sure the lenders will work with you as it is only 2 points away from the 620 mark. You can easily gain 2 points by paying your bills on time and pay some debt down. Im sure you wont be given that much trouble if 618 is your middle score.

For FHA loan, minimum credit score required is 620, as you are just 2 points away, lenders will work with you, and you can easily get a score of 620 by paying some bills or debts...

Federal Housing Administration (FHA) organisation guarantees loans for people who may not have otherwise been able to secure conventional financing without FHA’s assistance.

each lender makes its own rules. Some of most common points are:

Credit history
Assets (Cash savings, Investments, Retirement accounts)
Down payment amount
Debt-to-income ratio
1) MORTGAGE PAYMENT EXPENSE TO EFFECTIVE INCOME: should not be more than 29%
2) TOTAL FIXED PAYMENT TO EFFECTIVE INCOME: should not be more than 41%

pl indicate your debt to income ratio as well.

With a little effort you can be far beyond the common minimum FICO of 620.
I am sure that with a little coaching, your score will sky rocket.

pina, you are certainly close enough to qualifying that you can begin the mortgage inquiry process. you won't be able to get preapproved, but a reasonable lender will help you while you work to increase that score. this ought to take a minimal amount of time, if you are given the right advice and follow that advice.

have you studied your credit report? just check that there is no unwanted entry. if you see, you can get it rectified & improve your score immediately.
