What options are there for buyers with no money down and no cash for closing costs?

Hi,

You cannot get home loans with no money down and no closing costs. You need to pay some money out of your own pocket to get approved for a new loan in the current economy.

USDA and VA are the only no money down mortgages left. You can purchase a home with those programs with absolutely no money if the Seller pays your fees.
