My friend is getting a divorce and wants to sell her home, unfortunatley her husband is not taking any steps to make this happen (he also wants to sell). What are her options?

Hi

Is your friend the only one on the title? If she is, then she can sell the house. But the loan will have to be paid off, else the lender will not allow the sale of the house. She can also sell the house if the buyer is willing to assume the mortgage and take over the payments. The lender will usually have no problem with that, provided the buyer qualifies for the assumption.
