A home warranty or homeowner warranty is an insurance that covers repair and replacement cost for appliances and other system associated with a home.

The standard coverage differs a bit by provider on the basis of items. Generally standard home warranties cover heating and cooling appliances. Some policies also cover the roof of the house. Some extra coverages on private well, septic system, etc are applicable if additional fees are paid.

It is effective for one year with an option of renewal upon expiration. The renewal cost might be higher than the initial policy cost that varies from $350 to $450. Charges known as co-payment should be paid for fixing a failed system. The co-payment varies from $35 to $55 per visit.
