I live in IL.3 years ago I bought a house, but I have 2 deeds. One of them is a quitclaim deed for a smale piece of land. I have never paid taxes for it and the deed has never been recorded. My neighbor builded up a garage on the same piece of land.I discovered that he bought the same land 6 months after me with a waranty deed. Do I have a right on my property and what I can do?

you might have paid some registration as well as stamp duty charges while purchasing the land.

If that was the part of the deal then surely you can go to the court against your neighbor but b4 that you just validate that you had paid something for registration otherwise i find the chances are very blink..

It would have been better if you recorded the deed at the county recorder's office and paid the taxes. I would suggest you to contact a real estate attorney and take his opinion in this regard. He will be able to tell you whether you can sue your neighbor or not.
