I have lived in my current property for quite some time that I have been renting from my mother. She owns the property free and clear.
She wants to include me on the warranty deed.
Would we have to take out another mortgage or can I just be added to the warranty deed? She does not want to refianance at this time.

If your mother simply wants to add you to the title, then signing over a warranty deed will do. There's no need to take out a mortgage when the property is free and clear.

what if the property isnt free and clear? Can I be added to property title without refinance?

Hi edwardd,

You can be added to the property title without refinance but it will be better to inform the lender about it. If the lender has any objections he will let you know that.
