My son has a house in Indiana. I currently am not on the loan and rent and manage the house for him. I take the rent payments and repairs. He wants to transfer the house to me in my name and get off it so he can purchase a home where he now lives how can we do this?

Just ask your son to write a quitclaim deed to you for the property.It will be transferred.
