Hi everyone
I just joined a couple days ago. So happy to have found this site. Hoping to help out and get some answers. Bought a house a couple years ago, live in Alaska and right after buying a home, things started to get bad financially and lost jobs in 2008. Hello, I'm a publisher of electronic books on various subjects including several on avoiding foreclosure and surviving the economy. After going through a pre-foreclosure myself, I hope to help others facing foreclosure avoid it or be able to start again.

Hello Everyone,
I would like to thank Sara for the wonderful welcome and suggestion that I introduce myself. Apparently, I have much to my good fortune, come upon a place where professional industry peers share not only information amoungst themselves but with the general public as well.
We are a National, 50 state Appraiser Cooperative doing business as an AMC (Appraisal Management Company) representing over 4,500 independent business owner appraisers thoughout the United States. What we do, are appraisals. We are not bank owned or affiliated, but we are an organizational member of the NCBA (National Cooperative Business Assn) headquartered in D.C.
I have been an appraising since 1982 and would be happy as time permits, to share appraisal information. In the meantime, I am just as happy to view posts and learn more about the mortgage finance industry.
We should not any of us, in this unprecendented time be limited by what we do know.

Hello Everybody - I'm Raymond Denton and I'm a Reverse Mortgage Specialist.
For 23 years I was an Engineer and was laid off from my job during the dot com bust. A friend of mine mentored me as a Mortgage Banker and during the first portion of my Mortgage career I specialized in helping folks purchase homes when they were recently out of bankruptcy. I was better then any of the other Loan Officer's in that niche because I had personally declared a chapter 20 bankruptcy years before - and that's the worse type you can have. It's a chapter 7 immediately followed by a chapter 13. 6 months prior to filing bankrutpcy, I read every book in Orange and Los Angeles counties on the subject. When I entered the Mortgage industry, I learned all the rules of bankruptcy as they applied to mortgages, and I became the best Bankruptcy Loan Officer you could find.
I switched to Reverse Mortgages in 2004, when my Mom asked for assistance with a Reverse Mortgage. I couldn't find anybody that understood Reverse Mortgages, so I had to learn them - to ensure Mom wasn't taken advantage of. Mom decided not to get a Reverse Mortgage, but that effort taught me there was a hugh shortage of Mortgage Bankers that understood Reverse Mortgages, and the Baby Boomers were only 4 years away from starting to turn 62, so I switched to Reverse Mortgages.
During the past 5 years I've talked to thousands of Seniors about Reverse Mortgages, and funded several hundred loans. I originate Reverse Mortgages for Banner County Bank; a Federally Chartered National Bank, which enables me to offer the program throughout the United States and its Commonwealths. Right now I'm emphasizing Puerto Rico, because that's the most active territory in the Union for FHA-insured Reverse Mortgages. But I'm also working on several other Reverse Mortgages for families in the Continental United States.
When I was an Engineer, I taught several High Technology courses, specializing in Internet Marketing. During the last 3 years of being an Engineer, my hobby was creating lead generating websites for Realtor's, and I experimented a lot during that time and learned what worked - and what didn't work. I didn't know it then, but the things I learned during that period of time were to benefit me later.
Since I understand Internet Marketing better then most, my primary mode of Origination is via the Internet, and I have over 20 websites that are used for my business. I've also taught my son the business, and so far its worked out well for the two of us.
I'm successful because I'm an information provider, not a sales person. If a Reverse Mortgage doesn't make sense for your situation, I'll tell you and refer you to other Professionals that can assist you better then I.
