Hi James, thanx for your comment. I will contact the lender but since that new account # was given by them, they sold my mortgage to Wells Fargo Home Mortgages. I did call them months ago, but I talked to someone who couldn't tell me how or why, just that it was awhile ago.. I don't speak to the remarried ex anymore. So I won't get any answers from him. Maybe he forged some type of quit claim. I never filled out anything for the deed either. It was just done thru my attorney. Nothing in my divorce papers that says I am to refinance mortgage etc.. So, it's still a mystery.. I would have refinanced at a lower rate long ago if I had known he was off the loan! I intend to get to the bottom.. Thanx Again, Joanie | |||

Hello James,I was hoping you could help me with the following:We are opting for going the owner finance route, ( as the buyer.)The owner is willing to owner finance, and flexible on terms. What things should I look out for, what things should I avoid. Also, I see where alot of the owner finances I saw on craigslist stated, that the buyer would get the deed at closing, this owner doest have a problem doing this, but says he thinks his name is suppose to go on it somewhere? Is that correct....? Thanks for replying James. It seems that in colorado the lenders are not willing to take any responsibility for mistakes that they make and people like me who have no expertise in these matters just have to bear the price for their ineptness. I found out first hand on Monday that the state's civil courts side with the lenders and not the borrower. Thanks again for your reply. | |||

Ty for replying but I had her put on my property in 1999 . I was having several back surgeries and was afraid if i died my children would not get my home because they were minors.now since my kids are of age i ask her to sign a quit claim to take her name off and now she won't. | |||

Thanks for replying James. I was under the understanding that if the mortgage co. accepts a short sale, they are accepting the money the short sale brings and I would not owe the remaining balance? | |||
