can my mom get her home in a trust if my sister will not quit deed her home back to her? my mom wants her home in her name only. my mom is the one who has made all payments for 18yrs. tax and insurance incld. My sister says the house is half hers but has never made a downpayment or paid the mortage. my mom is very worried she will not be able to have her home put in a trust and make a will. no money has ever been exchanged for the home.

(helping user) referred me to you. i live in corpus christi and have been inquiring about an enhanced life estate deed or lady bird deed where i will be the beneficiary to my grandmother's home. she is widowed, 93 yrs old and lives in a nursing home. i pay her bills to help her out because she is hoping to go back home and wants everything to stay as she left it. her doctor plans on leaving her in the hospital and my father (her only son) agrees that she remain in the nursing home because she is wheelchair bound and her home is in very bad shape. she drew up a will abt 8 yrs ago and listed him to inherit the house-(house is valued abt $28,000). he doesn't want the house, because he will not have the money to fix it and after talking to my grandmother she decided to will the house to me. both my dad and grandmom have asked me to take care of this. i offered to buy the home, but she doesn't want any money because she doesn't want to lose her medicaid. if i am going to pay for the changes (which they want done now) i suggested a lady bird deed that i read about. someone mentioned an enhanced life estate deed w/power of appointment. i guess this is the same thing. i purchased the form online, but i don't know if i filled it out correctly. i've emailed the online lawyer's website, but no one answers my email. i need to have this done and contacted several lawyers here in cc. there is only 1 that seems to be familiar w/this type of deed, but he charges over $800 . i had heard these were less expensive than doing a will and probating it. do you work with these type of deeds? thank you for your time.

My Dad and I are about to have a house in both our names. I'm very worried that if something happens to my Dad his wife (the evil stepmother) can take over his half of this house...and then my nightmare begins... How does this work? How can I protect myself bc my Dad is convinced that his wife would never do that, I however, am scared to death... PLEASE HELP!! THX!!!!
