I need information on splitting a deed into two deeds

We own property that has a house and a detached garage. We have created an apartment above the garage and want to keep it for rental property - and sell the house.

I am assuming that we will have to split the property into two seperate properties do accomplish this task?

That can get complicated. Depending on how you split, it could be a partywall or, essentially, a condo. You'll need to talk to a real estate attorney.
