How long would a tenant have in a Seller Financed situation to move out before the courts become involved. I am the owner of the home as of last Wednesday, and the tenants have known for 3 months that the foreclosure is moving forward. I am in Utah and have already given my 5-Day Eviction Notice, and here we are two days before it runs out and the 'Squatters' are still in the and showing no sign of going anywhere. They have made no payment since April 09. Where are the owner's rights in all this??

Sounds like the Sherrif's are going to need to escort them out, and there's probably a process for that procedure. You may want to call the local Sheriff office and ask them what you need to do to solicit their assistance with vacating the residents.
