transfer some to a quickdeed claim?

If I signed a quitclaim,but he never refinanced because he was denied financing,and the deed still shows in mine and his name at courthouse,will this hold up in court or am I entitled to half,Im assumind it was never filed because it fell through,now hes selling am I entitled to any??

Hi Tes,

The property deed is still showing your name because the new deed that you signed was not recorded. Moreover, the deed will not be considered valid if it was not recorded at the county recorder's office.

You are entitled to receive a certain amount of money from the sale proceeds as your name is still on the property deed.

My ex is buying me out of our condo. She will refinance and get everything in her name and give me half of the equity. I will still be living there after this if final, paying half the mortgage still. Should I still receive anything from the taxes or the equity once I finally do move out, since I am still paying half on the place?

As your name will not be on the mortgage or the property, you won't be able to receive any deductions on your taxes. You will not be able to claim the equity as well.

My home is owned the deed has 7 siblings names on it. One of the siblings would like his name removed. Another is deceased. What action do we need to take to get the names removed?

Father passed away, house was bought during marriage to my mother,
step-mothers name was added before official divorce from my mother and before official marriage to my father, but on deed section checked
as wife on deed.

Hi yvonne,

If your step-mother's name is on the property deed, then she would be considered one of the owners of the property. She can file an affidavit of heirship at the county recorder's office and can transfer the property in her name.

my ex husband is in jail and set to go to prison. he has refused to sign a quitclaim, i know i could have him found in contempt of court, but he has nothing to lose, he is alredy in jail. i don't know what to do next to get his name off of my hous, wich was awarded to me the the divorce decree.

ann, you don't mention a lawyer. at some point, you must have engaged the services of one. this might be a good time to go back to that lawyer and seek assistance. i'd have to surmise that the courts would side with you and grant your desires without the need for your former husband to actually do anything.

I own my home with my mother and my husband. I own .25 my husband .25 and my mother owns .50 my husband and i are divorcing and he said he would take his name off the deed of the house. how do I do this the easiest way.

went thru a divorce in 2006! she got the house now i want my name off how can u do this? talkd to mortgage company they want 900.00 nonrefundable and its no a garuntee that it will get removed! my guess is u have to die to get it removed or sell cause she wont refi it!

Hi chris,

If you want to remove your name from the property deed, then you can sign a quitclaim deed in your ex's favor. If you want to remove your name from the mortgage, then you'll have to ask her to refinance the mortgage in her name.

my mother have some land that she have all three of her is no,my oldest brother will not let our mother on the land he have threaten our life if she do anything with the land what can she do o that his name off the land.
