I am purchasing a home with owner financing. I just found out I have an irs lien against me. Will this impact my purchase. I am in Washington state.

As you're going for owner financing, the IRS lien may not affect you much. But in order to be on the safe side, it will be better if you could set up a payment plan with IRS in order to pay off the debts.
