Do I really need an attorney for a quit claim deed in the state of TN or can I just download the forms, sign them and have them witnessed by a notary and take them to the court house. My wife and I are divorced and I need to get her name off of the title to the land and house.

yeah Jason, it is always good to consult an attorrney and request him to prepare the deed for you. The deed should be drafted as per your needs and also keeping in mind the type of form that is approved by your state authorities.

Signing the deed by the notary is alo important and after that get it recorded with the county recorder.

I agree with Mac, though you can make the deed yourself but it is better to take help of an attorney. There can be some state regulations which need to be included in the deed which only an attorney would be able to tell.

Different websites offer different kinds of quit claim deeds and I have seen that for myself.

You cannot be sure if downloading a particular deed form will work in your state.

Only an attorney would be able to tell that. It is better to take help of an attorney than to be sorry later if any error occurs.
